Pakenham itself

Pakenham sits on the Princes Highway with its own station on the Pakenham line, and it has grown in two very different directions. Central Pakenham is established housing, often brick veneer from the 1970s through the 1990s, with sill-height aluminium windows and the occasional bay at the front. Those homes are draughty in the ordinary way: single glazing, and curtains that were fitted to the sill rather than the floor. Around them sit the newer estates, Cardinia Lakes, Arena, Heritage Springs, Lakeside and Riverbank, where homes are double-brick, tightly sealed and handed over with completely bare windows.

Those two situations need different answers. The older home usually gains most from length and a seal: run the curtain to the floor, add a pelmet, and close the returns. The new estate home is already sealed, so the gain is in lining choice and in managing the condensation that comes with a tight building envelope.

Officer, Officer South and Clyde North

The fastest-growing part of the area and almost entirely new build. Handover comes with no window furnishings at all, which means the first winter and the first December sunrise both arrive with bare glass. Bedrooms here are the priority, and they are usually a blockout curtain job first and a decorating job second. Tall floor to ceiling windows in the living areas are common, which pushes those windows toward the upper end of the price bands on the pricing page.

Berwick and Beaconsfield

A mix of older established streets and newer development, with a good number of larger homes carrying big living room openings and the occasional genuine bay window. Berwick homes tend to have more window area per room than the newer estate stock, so heat loss through glass is a bigger share of the heating bill and the case for interlining is stronger.

Emerald, Cockatoo and the hills

Up in the hills the climate changes noticeably. Overnight minimums sit close to freezing through winter, the damp hangs around, and homes are often older, larger and more expensive to heat. This is where interlined curtains earn their money and where we most often recommend a pelmet on every heated room rather than just the living areas. Wood heating is common here too, which changes the airflow in the house and therefore how the curtains should be vented.

Pakenham Upper, Cardinia, Nar Nar Goon and Bunyip

Larger blocks, older homes, and a lot of rooms that have never had a curtain that reached the floor. Bay windows turn up regularly in this housing stock, and a bent bay track is the difference between a bay that works and a bay that quietly costs you money every winter night. These addresses are still inside our free measure area.
